Steve Reynolds

Purchasing our Management Rights business in 2012 necessitated immediate Strata Title training and research for me to survive those difficult times.

I have been studying Strata Title ever since, more than 10 years later.

In 2012 we inherited a hostile committee of our Management Rights business.

I was the 3rd MR owner in a short period of time here after several onsite committee members drove the other managers away.

In my first 18 months here we had 5 different Body Corporate Chairpersons and none of them really understood what their role was or what their relationship was supposed to be with me as the Resident On-site Manager.

My wife and I formed good friendly, productive relationships with every owner and gained support to form a new committee at the AGM 2013.

At this AGM 2013, six new committee members were elected with a wonderful new Chairman who stabilized the Body Corporate Committee for a few years until the Hostile Committee members came back onto the Committee and dominated the Body Corporate some years later.

Learning and understanding the Strata Titled legal guidelines helped my wife and I survived these terrible early years.

The knowledge learned has proven to be invaluable in over 10 years I have been “at the coal face” of this industry which is full of misinformation, wrong evaluation, and personal interpretation of facts to suit individual agendas.

In 2015 I started my relief management business which had me living onsite to run Management Rights businesses for managers on holidays.

I have personally managed dozens of Management Rights businesses, about 40 buildings in total, of all different shapes, sizes, and configurations.

My wife Sharleen and I have worked together as manager couple for various businesses including 15 months at Airlie Summit Apartments Airlie Beach and buildings in Redcliffe, Kawana, Coolangatta, Hope Island, and Brisbane CBD.

“I’ve seen the good, the bad, the ugly, and the really ugly!”

“I’ve also seen an incredible amounts of conflict, hostilities, and sometimes violence between residents which in MOST parts are avoidable”

“From my experience, I believe EVERY residential building, (I mean 100%) has some form of conflict.”

But it does NOT have to be so.

A lot of conflicts are caused by misinformation or the bias individuals can put in their interpretation of such information.

If everyone understands the same legally factual information most arguments and conflicts can disappear.

In 2022 I ceased active involvement with Relief Management

to concentrate on enjoying my retirement in Surfers Paradise

and to promote the knowledge detailed in

Queensland Community Living Handbook.

My wife and I were Awarded Relief Managers of the Year in 2021.
